Flat and low-slope roofs — anything under a 2:12 pitch — are a completely different animal than standard architectural shingle roofs. Water sits on them instead of running off, which means the waterproofing material itself has to handle standing water, ponding, UV exposure, and the full range of Chicago temperature swings. Shingles will not work here, which is why you see tar, rubber, or membrane roofs on additions, porches, garages, and many commercial buildings.

We match the material to the application and the budget, and we install every system with the correct edge metal, termination bars, and drain detailing — the details that decide whether a flat roof lasts 15 years or 30.

Flat Roof Systems We Install

TPO Membrane

White reflective single-ply. Heat-welded seams. Highest energy efficiency of the three. Excellent on residential additions and commercial retrofits. Typical lifespan 20–30 years.

EPDM Rubber

Black synthetic rubber membrane. Proven cost-effective performer with a 40-year track record in the Midwest. Great for shaded and lightly-trafficked flat roofs. Typical lifespan 20–25 years.

Modified Bitumen

Multi-ply torch-down or self-adhering asphalt. Traditional flat-roof system with excellent cold-weather flexibility and puncture resistance. Typical lifespan 15–25 years.

Why Flat Roofs Fail — And How to Prevent It

Flat roofs almost never fail in the field. They fail at seams, penetrations, and edge terminations — the places where the membrane meets something else. Poorly welded TPO seams, unsealed EPDM pipe penetrations, and failing edge metal are the top three causes of leaks we see. Our install process addresses each of these with heat-welded seams, manufacturer-spec boots on every penetration, and properly fastened drip edge and coping. Repair work gets the same treatment.

Frequently Asked Questions About Flat & Low-Slope Roofing

Can you put a new flat roof over my existing flat roof?
Sometimes — a recover is allowed if the existing deck is dry and structurally sound and the building has only one existing roof system. In most cases a full tear-off is the right call because it lets us inspect the deck and start the warranty clock clean.
Which flat roof system should I choose?
For most residential applications we recommend TPO for its reflectivity and seam performance. EPDM remains a great value for larger, simpler surfaces. Modified bitumen is the right call where heavy foot traffic or rooftop equipment is involved.
Do flat roofs leak more than pitched roofs?
Not when properly installed. A correctly installed flat roof is every bit as watertight as a shingle roof. The perception comes from aging tar-and-gravel roofs and sloppy single-ply installs — both of which are avoidable with the right material and installer.
