Screened Porch / Three-Season Room

Full wall screens on a covered porch. Bug-free outdoor experience. Commonly includes a tight ceiling, outdoor-rated ceiling fan, and outlet/light package.

Enclosed Four-Season Room

Glass-panel or insulated-glass-wall enclosures with proper floor, wall, and ceiling insulation. Adds true interior space — often requires HVAC extension.

Covered Porch vs. Screened vs. Enclosed

  • Covered porch — simplest and most affordable. Rain/sun shelter, keeps cushions dry, extends porch usability in summer. Best when mosquitoes and debris aren't a big factor.
  • Screened porch — adds $5,000–$15,000 over a covered porch depending on size. Eliminates bugs; bugs in Illinois are a real issue from June through September.
  • Three-season room (glass panels) — adds another $10,000–$25,000. Pushes use into early spring and late fall. Limited winter use unless heated.
  • Four-season room — adds insulation, HVAC tie-in, and real interior finish. Becomes actual living space; taxed/assessed as such. $30,000–$100,000+ depending on scope.

How long does a porch build take?
Covered porches: 2–4 weeks typical. Screened porches: add 3–7 days for the screen wall system. Three/four-season rooms: 4–8+ weeks depending on scope, finishing, and HVAC.
Can an existing open deck be converted to a covered porch?
Often yes — we verify the existing deck's structural capacity (covered structures add significant wind, snow, and dead load) and upgrade framing and footings if needed, then build the roof structure above.
