Most policies include ordinance-or-law coverage for bringing the property up to current code (e.g., ice & water shield, drip edge). We confirm these are applied.

We bill the carrier directly for approved scope + supplements. Your cost is your deductible — no surprises.
ACV, RCV, and Your Deductible — The Mechanics
Most modern Illinois homeowners policies are Replacement Cost Value (RCV) — meaning the carrier pays what it costs to replace the damage today, subject to your deductible. Payments typically come in two checks: the first for Actual Cash Value (ACV) minus your deductible, the second for the 'recoverable depreciation' once work is complete and invoiced. Your total out-of-pocket is your deductible — not the depreciation amount.
Contractors who offer to 'waive your deductible' or 'eat the deductible' are asking you to participate in insurance fraud, which is a Class A misdemeanor or Class 3 felony under Illinois law (215 ILCS 5/155.33), depending on the amount involved. Dynasty Restoration will not do that, and we strongly advise walking away from any contractor who does.
Your Rights as a Policyholder in Illinois
- You have the right to choose your own licensed contractor — the carrier's 'preferred' contractor is not required
- You have the right to obtain a copy of your complete scope of loss and pricing
- You have the right to request a re-inspection if the scope is materially incomplete
- You have the right to ordinance-or-law coverage (if on your policy) for code-required upgrades during restoration
- You have the right to supplement the claim for damage identified during the actual repair
- You have the right to appeal a denial in writing and to request a formal claim review
