Roof Replacement

Full roof replacement with lifetime architectural shingles and complete system install

A full roof replacement is the only way to reset a roofing system back to day-one performance — and in the Chicago climate, it's a decision most homeowners face once in the life of their home. Done correctly, a properly installed replacement lasts 25 to 50 years and protects everything underneath it. Done poorly, it can leak within the first winter.

Dynasty Restoration installs the complete system. That means a full tear-off to the deck, a fresh inspection and repair of the sheathing, new ice & water shield along the eaves and valleys, a full-deck synthetic underlayment, new flashing and drip edge, proper starter and ridge products, balanced ventilation, and lifetime architectural shingles from Owens Corning or GAF. You get one quote, one crew, and one warranty.

What's Included in Every Replacement

Full Tear-Off

All existing shingles, underlayment, and fasteners removed down to the deck. No overlays.

Deck Inspection & Repair

Any rotted or compromised sheathing is documented and replaced before new materials go down.

Ice & Water Shield

Self-adhering membrane along all eaves, valleys, and penetrations — minimum 6 feet from the eave edge.

Synthetic Underlayment

Full-deck secondary moisture barrier rated for high-wind and cold-weather performance.

New Flashing & Drip Edge

Step flashing at sidewalls, counter flashing at chimneys, and aluminum drip edge at every eave and rake.

Ventilation & Ridge

Balanced ridge and soffit ventilation sized to your attic volume; new ridge cap and starter strip.

Shingle Choices & System Warranties

We primarily install Owens Corning Duration and GAF Timberline HDZ architectural shingles — both lifetime limited warranty products with 130 mph wind ratings. Upgrades include Class 4 impact-rated shingles (Duration STORM / Duration FLEX), designer lines (Woodcrest, Woodmoor), and synthetic cedar shake (Brava).

When the entire system is installed to manufacturer spec, your roof can also qualify for an enhanced system warranty — Owens Corning Preferred Protection or GAF Golden Pledge — which extends coverage on labor, tear-off, and non-shingle components for decades beyond the basic warranty.

Frequently Asked Questions About Roof Replacement

How long does a full roof replacement take?
Most single-family homes are completed in one to two days, weather permitting. Larger homes with multiple pitches, dormers, and valleys can take three days. We stage materials and crew to minimize disruption to your driveway and landscaping.
Will you replace the deck if it's damaged?
Yes. We inspect every square foot of sheathing during tear-off. Any deteriorated plywood or board decking is replaced at a per-sheet rate documented in your contract so there are no surprises.
Do I have to be home during the replacement?
No. Most of our customers continue their normal schedule. Our crew arrives early, tarps your landscaping, and runs a magnet over the entire yard at the end of each day to pick up nails and debris.
When is the best time of year to replace my roof?
Spring through late fall gives us the widest weather window, but we install year-round in Chicagoland. Shingles have a cold-weather install threshold — below about 40°F they seal more slowly — but this is managed with hand-sealing where needed.
