Roofing

Your roof is your first defense against water intrusion during inclement weather

Your roof is the single most important component protecting your home from Chicagoland's freeze-thaw cycles, wind storms, and hail. A properly installed roofing system does far more than keep rain out — it regulates attic temperature, prevents ice dams, and shields your interior finishes, insulation, and framing from moisture damage that often goes unseen until it is expensive to fix.

Dynasty Restoration installs complete roofing systems — not just shingles. Every project includes the underlayments, ice & water shield, flashing, ventilation, and starter and ridge products your manufacturer requires for its full lifetime warranty. We work primarily with Owens Corning and GAF shingle systems and can match homeowners with the right product for their budget, aesthetic, and exposure to storm damage.

Shingle Options We Install

Architectural (Laminated) Shingles

The Chicagoland standard. Two laminated layers for depth, 130 mph wind resistance, and a lifetime limited warranty. Owens Corning TruDefinition Duration and GAF Timberline HDZ are our most-installed lines.

Designer & Premium Shingles

Thicker, multi-dimensional profiles like Owens Corning Woodcrest and Woodmoor that mimic slate, wood shake, or European tile. A statement upgrade with the same modern durability.

Class 4 Impact-Resistant Shingles

Duration STORM and Duration FLEX shingles carry a UL 2218 Class 4 impact rating — the highest available — and can qualify you for a homeowners insurance premium discount in Illinois.

Synthetic Cedar Shake

Brava Synthetic Cedar Shake delivers the look of natural cedar with a Class 4 impact rating, 188+ mph wind resistance, and a 50-year transferable warranty. See our Premium Roofing page for details.

A Roof Is More Than Shingles

A new roof is a system of layered components, and every layer matters. When a contractor quotes only for shingles and tear-off, critical waterproofing and ventilation pieces end up skipped — and that is where premature failures begin. Our roofing estimates include:

  • Ice & water shield along all eaves, valleys, and penetrations (minimum 6 feet up from the eave to meet Chicagoland building code)
  • Synthetic underlayment across the entire deck for a secondary moisture barrier
  • New aluminum drip edge at eaves and rakes
  • Factory starter strip at every eave and rake for proper shingle seal
  • Step flashing at sidewalls and counter flashing at chimneys — never reused
  • Ridge and soffit ventilation balanced for your attic volume
  • All new pipe boots and attic vents

When every piece is new and installed to manufacturer specification, your shingle warranty is also eligible for upgrade to a system warranty like Owens Corning Preferred Protection or GAF Golden Pledge.

Built for Chicagoland Weather

Roofs in the Chicago suburbs live through a brutal annual cycle: below-zero nights, 90°F summers, straight-line winds off Lake Michigan, and hail storms nearly every spring and summer. Each of those events attacks a different part of the roofing system.

  • Freeze-thaw cycles lift and fatigue shingle edges, which is why fastening pattern and starter shingles at the eave matter as much as the shingle itself.
  • Ice dams form when warm attic air melts snow at the ridge and refreezes at the cold eave — a properly balanced intake and exhaust ventilation system prevents this far more reliably than heated cables.
  • Hail events in Illinois are most common from May through September. We document pre-existing and new hail damage thoroughly so that legitimate claims are supported and uninvolved claims are not filed.
  • Wind uplift standards in the International Residential Code require nailing patterns and starter products that many budget installs skip. We install to the high-wind specification by default.

Full Replacement vs. Spot Repair

Not every roofing issue requires a full tear-off. For roofs under roughly 15 years old with isolated damage from a tree limb, a failed pipe boot, or localized wind uplift, a targeted repair often restores full performance for a fraction of the cost. Our free inspection includes an honest recommendation on which path makes sense for your roof.

For roofs approaching or past their rated life — typically 18 to 25 years for architectural shingles in this climate — repair dollars rarely pay off. Granule loss, curled edges, brittle shingles, and exposed fiberglass mat all point to a roof that will continue failing regardless of what is patched. In those cases we recommend a complete system replacement and will walk you through product, color, and financing options in a single free consultation.

What Sets a Qualified Roofer Apart

Licensed in Illinois

Illinois requires every roofing contractor to hold a state license under the Roofing Industry Licensing Act (225 ILCS 335/). Dynasty Restoration is fully licensed and insured — ask any contractor for their license number before signing anything.

Manufacturer Certified

Manufacturer certifications (Owens Corning Platinum Preferred, GAF Master Elite) require training, insurance, and warranty performance audits. They also unlock the strongest workmanship warranties in the industry.

Written, Itemized Estimates

Your estimate should list every layer of the system — underlayments, ice & water shield, flashing, ventilation — not just shingles and tear-off. Vague estimates are where corners get cut.

Storm & Insurance Experience

If your project is insurance-funded, experience with adjuster scopes, supplements, and Xactimate pricing matters as much as roofing skill. We have handled hundreds of claims across Cook, DuPage, Lake, and Will counties.

Frequently Asked Questions About Roofing

How long does a new roof typically last in the Chicago area?
Architectural asphalt shingles carry a lifetime limited warranty but typically perform for 20–25 years in this climate, depending on ventilation, sun exposure, and storm exposure. Class 4 impact-resistant and synthetic cedar shake products can last 30–50 years.
Does my homeowners insurance cover a roof replacement?
If your roof has been damaged by a covered peril — hail, wind, or a falling object — your policy most likely does. Normal wear, age-based deterioration, and poor installation are never covered. We offer free pre-claim inspections so you know what you are dealing with before you call your carrier.
How long does a full roof replacement take?
Most single-family roofs in our service area are completed in one to two days, weather permitting. Larger homes or more complex roofs with multiple pitches, dormers, and valleys can extend to three days.
Do you offer financing?
Yes. We offer flexible financing plans for qualified homeowners including low-APR and deferred-interest options. Ask us at your free estimate.
