Roof Inspection

Professional roof inspections to catch problems before they become expensive

Regular roof inspections are the cheapest insurance a homeowner can buy. A 20-minute inspection catches small issues — a cracked pipe boot, a lifted shingle, a popped nail — before they turn into interior drywall, insulation, and framing repairs that cost thousands. In the Chicago climate, annual inspections after the spring storm season and before winter are a good rhythm for most roofs.

Dynasty Restoration performs four kinds of inspections: routine maintenance inspections for homeowners, pre-listing inspections for real estate transactions, post-storm damage assessments (which are also free), and warranty-compliance inspections for manufacturer-warranty enrollment. Every inspection ends with a written report and photographs you can use however you need.

What We Inspect

Shingle Field

Granule loss, cracks, lifted tabs, seal integrity, and storm damage patterns across every pitch.

Flashing & Penetrations

Chimney flashing, sidewall step flashing, pipe boots, attic vent flashings, skylights, and all roof-to-wall transitions.

Valleys & Ridges

Water-concentration zones — the first place aging roofs begin to fail.

Gutters & Drainage

Gutter attachment, pitch, downspout extensions, and evidence of granule runoff.

Fascia & Soffit

Rot, paint failure, and evidence of animal intrusion at the roof edge.

Attic (When Accessible)

Ventilation, insulation depth, moisture staining, and any active leak evidence from the underside.

What You Get

After the inspection we send you a written report with photographs of every issue found, an age estimate of the roof, and an honest recommendation — repair, replace, or monitor. If there is no damage, we tell you that too, in writing, so you have documentation for your records.

Frequently Asked Questions About Roof Inspection

Is the inspection really free?
Yes. Our inspections are free for homeowners throughout our Chicagoland service area. There is no obligation to proceed with any work.
How long does an inspection take?
A typical single-family home takes 20–45 minutes on-site. The written report is delivered within 2–3 business days.
Do you inspect for real estate transactions?
Yes, and we understand the timing pressure of a closing. We can typically turn a real estate inspection around within 48 hours.
Can you inspect after a storm for insurance purposes?
Yes. We document all storm damage (hail, wind, impact) and provide the report language and photos your insurance carrier will ask for. We never pressure you to file a claim if damage isn't present.
