Valleys & Ridges
Water-concentration zones — the first place aging roofs begin to fail.
Gutters & Drainage
Gutter attachment, pitch, downspout extensions, and evidence of granule runoff.
Fascia & Soffit
Rot, paint failure, and evidence of animal intrusion at the roof edge.
Attic (When Accessible)
Ventilation, insulation depth, moisture staining, and any active leak evidence from the underside.
What You Get
After the inspection we send you a written report with photographs of every issue found, an age estimate of the roof, and an honest recommendation — repair, replace, or monitor. If there is no damage, we tell you that too, in writing, so you have documentation for your records.
